Zoning Requirements in the U.S. Virgin Islands

When buying land, it’s very important to make sure that you look at the zoning. Zoning in the U.S. Virgin Islands determines how large of a house you will be able to build on a specified lot. Certain special requirements apply, such as the 50-foot set back from the high tide mark for waterfront properties. We have all the details on our website. Make sure to ask us about zoning for any property that you might be considering for purchase.

Featured St. John Land Listing

6Y-5A Hansen Bay $ 595,000

BEAUTIFUL DOWNHILL BUILD BEACHFRONT 1.26+/- ACRE lot in Hansen Bay on St. John’s east end. This vacant lot has magnificent views, underground utilities, paved roads, and rights to TWO additional beaches, Newfound Cottages, and related facilities. The lot offers a convenient downhill build, paved road in place through the lot, down island breezes, on the secluded side of St. John, a large lot!!!, moderate slope, split stamp tax.

St. John Trail of the Month: Francis Trail

This trail is built and maintained by Friends of Virgin Islands National Park, a non-profit organization dedicated to supporting our National Park. A large portion of this trail is ADA and eco friendly. Almost half of the trail is built as a raised platform to protect the ecosystem of the local salt pond. Here you’ll find many native species of birds and ducks. It is also common to see lots of land crabs, hermit crabs, iguanas, deer, mongoose, and, of course, donkeys.

The trail can be completed as a loop using the dirt road or treated as an out-and-back if one wants to park in the paved area and enjoy a short hike to the beach. Hiking this way you’ll see some ruins on the right side from when this entire area of the island was used to raise cattle.

St. John Villa of the Month

Caribbean Palm Villa features 3 master suites all with ocean views and private balconies. Each master suite is equipped with an en-suite bath and private outdoor shower which also have ocean views. The gourmet kitchen also features ocean views, granite, stainless steel appliances, and is fully stocked with cooking utensils to ensure you will have everything you need to cook your favorite meal. Just off the kitchen is the great room with 18 ft vaulted tongue and groove cypress ceilings and the Caribbean Sea beyond. Lounge in the great room and enjoy the view over Fish Bay and Rendezvous Bay through the many 10 ft French doors that wrap the great room on two sides.

The decor of the villa is an elegant yet but rustic theme which would mimic a Mediterranean/Tuscan villa that has met the Caribbean. Travertine floors, tongue and groove cypress ceilings with exposed beams, Reclaimed Chicago Brick Pavers on the veranda and pool patio and reclaimed barn wood custom cabinetry. All doors in the villa are 8 ft reclaimed barn wood as well. Vintage vanities with high end finishes in each room.

St. John Charity of the month: Island Green Living Association

Over the years Island Green Living Association has been a trailblazer in initiating meaningful change on St. John and throughout the territory including the establishment of the island’s ReSource Depot, which has allowed 290,000 lbs. of building materials to be repurposed/reused to date, items that would have otherwise wound up in the overflowing landfills. The organization also launched Green Building and Green Villa Certificate programs that encourage builders to use eco-friendly practices. Island Green launched the Preserve St. John initiative to combat recycling issues on the island and has organized countless beach cleanups of bottles, cans and other debris. To date, tens of thousands of aluminum cans have been collected and crushed for recycling. Green education and reward programs with both private and public schools and local organizations have been created. Island Green has also been a leader in advocating for legislation to ban straws, plastic bags, and now oxybenzone in sunscreen, working with legislators to write bills and cosponsor town hall events to educate the community on the vital issues. One of our proudest accomplishments was preserving the air we breathe with the “Ban the Burn” campaign to prevent the burning of hurricane debris on all three islands following the devastating effects of Irma and Maria.

New Customer Review

We bought our property from Dan a few years ago. He is a wealth of knowledge about anything STJ related. He was very honest and gave us his opinions about which property was best for our future plans. We couldn’t be any happier! Dan made the entire purchasing process, from start to finish, as easy and painless as possible. Communication is important to me and he was and is there to help me out and answer any questions or solve any problems I may have. I can always count on Dan to be on the other end with an answer or a plan! We value and trust his advice and opinions completely. I would hands down recommend Dan and look forward to working with him again.

Tropical Properties Newsletter September 2020

St. John’s most respected source for buying, selling, renting, or even building your home on St. John

Has the thought of selling your island home ever crossed your mind? There a few no-obligation steps you can take to get started. First, the most important question, “how much?” We can provide an estimate of your home’s value and a detailed comparative market analysis (CMA). Together, we set your listing price. Once you are ready to list, we secure the documents and get to work! Now it’s time to prepare your home for sale and get it ready for the Real Estate Market. We bring in our professional photographers (yes we cover this expense) to photograph and take drone videos for your listing and marketing. We will create an MLS (multiple listing service) listing that broadcasts your property worldwide to all agents and offices. From there we will craft a winning marketing plan for your home. We then target and identify interested home buyers. Various avenues will be used to promote your home so it can be seen by the right buyer. Just one of our marketing strategies is a partnership with Leverage, a modern and dynamic digital and social platform, which enables us to strategically promote properties to a global audience. Your home would be featured on LeverageRE.com, a curated channel of real estate and lifestyle content. From there it will be promoted to a social media audience of 58,000+ followers whose sole interested is Real Estate. Once we receive offers, we review the contracts from prospective buyers and help you choose the offer that perfectly fits your needs. We will work with you every step of the way until the closing day. There is a steady stream of work being done for you by our team. We all work on marketing and showing your home. We arrange inspections and surveys, verify financing, and work with your title company. Your Team at Tropical Properties will always be available when the time is right for you to sell your home.

Gibney Beach is a stretch of white sandy beach located on Hawksnest Bay on St John Island in the United States Virgin Islands. There is vibrant wildlife both on the beach and in the bay. For simply relaxing on the beach and enjoying the nature of St. John, many people, both tourists and locals alike, visit Gibney Beach for its quieter atmosphere. This private, “off-the-beaten-path” quality of Gibney Beach is because there are no water sport rentals, eateries, and only limited parking available. Seagrape trees and palms line the shore creating shade. There are tree-covered picnic tables for those who wish to bring their own meal and enjoy family and friends at the beach.

St. John Trail of the Month: Lind Point Trail

The trail is awesome! It cuts through the side of Bordeaux Mountain and is supported by rocks the whole way. There are three picturesque spots of Great Lameshur Bay and beyond. Much of the trail is in the woods but it is not shady during mid-day. The hike back up the mountain is very strenuous. It goes from sea level to 1200 feet in about one mile. At the top of the mountain, you are basically at a road, but this hike is great for exercise and the trail down is super easy and fun. Once you reach the bottom, you can make a right and continue on to Little Lameshur Bay where there is great snorkeling. You can also continue the trail out to Yawzi Point, an easy extension of the trail with great views of both Lameshur Bays. It is well marked. Or bring your snorkel gear and snorkel at Little Lameshur, the beach is secluded and quiet. There is a changing station. The ruins at the beach are picturesque too.

St. John Charity of the month: Love City Strong

Love City Strong began as a small group of St. John residents who came together in the aftermath of Hurricanes Irma and Maria in 2017. Within 24 hours of the first storm, our immediate goal became clear: Mobilize volunteers within the community to address the most pressing issues associated with the immediate recovery efforts. Our group was quickly recognized by federal and local first responders, and we were brought in on multiple immediate response and recovery projects ranging from emergency evacuations to supply chain logistics and donations management. For the last several years, we have created and implemented multiple short-term programs aimed at addressing critical needs resulting from the 2017 storms. Our long-term programs focus on increasing preparedness on St. John through several complementary sectors.

Since then, she’s obtained her Virgin Islands Real Estate License, 100-ton Captain’s License and founded a handful of small businesses ranging from cleaning/maintenance services to gift baskets and retail sales which ultimately lead to the foundation of a property management company, Azure Vacation Homes. She also volunteers at St. John Rescue as a board member and carries the nationally registered EMR and HAM radio operator certifications and looks forward to upgrading to EMT. She also volunteers for the Pets with Wings Program to help relocate island pets to forever homes in the States.
