Welcome to February in St. John! It’s high season here on the island, and your Tropical Properties Real Estate team is hard at work showing properties and making sales. If you’re planning a trip to St. John this February, you won’t want to miss these events:
February 14: 16th Annual Celebration of Love. This annual vow renewal ceremony, presented by St. John Weddings, is a beloved Island tradition. It’s a free marriage vow renewal ceremony on Valentine’s Day ❤️ held at 5 pm on Trunk Bay Beach.
February 18: Melissa Joiner at The Beach Bar. Hailing from the beaches of Alabama, Melissa Joiner has been submersed in music since birth. Her diverse style, creative use of formal opera training, and Mississippi Delta blues influence have created a unique sound that makes her a standout. She spends most of her time playing shows and festivals all over the U.S. and abroad.
February 18: Marine Mammal Conservation in the Caribbean & Beyond. Hosted by Friends of Virgin Islands National Park, this event is FREE and open to the public. Guest speaker Dr. Cynthia Smith of the National Marine Mammal Foundation will share information on “Marine Mammal Conservation in the Caribbean and Beyond” at 1 pm in the Virgin Islands National Park Visitor Center in Cruz Bay.
February 21: Victor Provost and Alex Brown perform at The St. John School of the Arts. The concert series honors the legacy of the school’s founder Sis Frank, a true St. John icon, who worked tirelessly to keep a vibrant arts presence on our island. By purchasing tickets and attending the performances, you can participate in making our island a more joyful and enriching place to be.
February 26,27, 28: It’s leap year! Leap into Maho Bay with Keller Williams at Maho Crossroads in St. John, USVI. Keller Williams is an American singer, songwriter, and musician who combines elements of bluegrass, folk, alternative rock, reggae, electronica/dance, jazz, funk, along with other assorted genres. He is often described as a ‘one-man jam-band’ due to his frequent use of live phrase looping with multiple instruments.
February 27-28: 29th Annual Folk Life Festival. The Virgin Islands National Park Ballfield plays host to this annual festival from 10 a.m. to 3:30 p.m for two days each February. This year’s theme is “Sharing Plenty” and we hope you will come to learn, enjoy and appreciate the deep roots of cultural heritage on St. John being shared at the event. The event will include dancing, music, food, a celebration of local artisans, their craft and culture! Free for all to enjoy.
February 29: 8 Tuff Miles. This annual road race festival is an island highlight every year. It’s the largest participated foot race in all of the Virgin Islands. This course begins and ends at sea level. Along the way, you will reach an elevation of 999 ft. There is approximately 1400 ft. of elevation gain in the first 5 1/2 miles and then it’s back to sea level. The course actually measures 8 3/8 miles. It’s all to benefit a host of local charities, and we are proud to say that several members of the Tropical Properties Team will participate this year!

St. John Beach of the Month
Hawksnest Beach has so much to offer. It’s part of Hawksnest Bay and is located on the north shore of St. John. At Hawksnest Beach, you’ll find plenty of parking, soft white sand, and gorgeous shoreline. Shade is provided by sea grapes lining the water, and there’s a nice pavilion with grills. These factors make Hawksnest a perfect beach for family picnics and gatherings. It’s not the best beach for snorkeling because the reef is weathered and the surf keeps it from being a major hotspot for ocean life. If you do want to try snorkeling Hawksnest, check out the shallow reef at the center of the beach, you just might spot some beautiful fish!

St. John Trail of the Month: Peace Hill Trail
Peace Hill Trail is an easy hike in the Virgin Islands National Park with a big payoff. Just .02 miles long, it’s located near Leinster Bay. The path has a lot of elevation, so you’ll need some good sturdy shoes. The climb leads to a flat grassy area with gorgeous water views and the ruins of an old windmill. Keep an eye out for island birds and iguanas along the path. There are trails at the top that connect to Denis Beach so you can explore the island further. It’s a spectacular spot to watch sunset!

Theresa M. Sim has been a resident of St. John, for over 10 years now. She is just one of the full time Real Estate agents at Tropical Properties and is currently working on her Brokers License. She came to visit back in 2008 and never left! Her journey started at Maho Bay Campgrounds, an Eco-Resort that was nestled in US Virgin Islands National Park. Since then, she’s obtained her Virgin Islands Real Estate License, 100-ton Captain’s License and founded a handful of small businesses ranging from cleaning/maintenance services to gift baskets and retail sales which ultimately lead to the foundation of a property management company, Azure Vacation Homes. She also volunteers at St. John Rescue as a board member and carries the nationally registered EMR and HAM radio operator certifications and looks forward to upgrading to EMT. She also volunteers for the Pets with Wings Program to help relocate island pets to forever homes in the states.
Originally a horse trainer and farmer from Ohio, Theresa has grown to love her Island Home. People often ask, “Do you like living here?” Her answer never changes. “You have to be patient, everything operates on ‘Island Time’. Amazingly, her beauty never stops. After years of being here, it still takes my breath away. But where the magic really happens, is the Community. The people here are what makes this place so special. There truly is not another place like our little island anywhere in the world. Once you set foot on St. John, famously known as ‘Love City’, she will forever be in your heart. This is how I, as a Realtor, can be so passionate about my job. Being able to share the wonder of this place with others and help them obtain a piece of it as their own, is the ultimate gift.”This is how Theresa, as a Realtor, can be so passionate about her job.
